The design appears nicely articulated, with care to provide reasonable
solar access, despite being essentially a west-facing block. The units are a
mixture of one, two and three bedrooms, with some for community housing and some
for private sale. This is commonly described as "salt and peppering" - mixing
community housing in with general housing, rather than concentrating it in
clusters.
However, at the meeting two concerns were raised.
Firstly, the proposal is located next door to a previous CHC
development, that GCC lodged an objection on when its DA was lodged, due to what
we believed was a shortfall in car parking. Since developed, that prediction has
proven correct, with substantial parking problems around the development.
Although this new development would meet all the requirements of the Territory
Plan, we believe the existing problem will only be made worse, and some
additional parking over and above the requirements should be factored in to
counter the previously created problems.
Secondly is that this proposal is right next door to an existing community
housing project. The "salt and peppering" needs to apply on the suburb level -
not just within the individual development. We were told that the land has not
yet been purchased, so there is potential to shift the proposal to another block
- we'll pursue that with the government.
